Byron Bay, New South Wales
Electricians in Byron BayTimber and iron, creeks that rise fast.
Byron Bay's homes are mostly timber and iron, the town floods from nearby creeks as well as rivers, and ex-Cyclone Alfred brought gusts over 100 km/h in March 2025. Those three things drive most of the electrical work here, alongside a busy rental market. Let us know what's going on and we'll line you up with one licence-checked local electrician who does that sort of job, if we have one near you.

The network
Essential Energy distributes power across the Northern Rivers. Outages, fallen lines and branches on wires go to 13 20 80 at any hour.
Flash flooding from two creeks
NSW SES says the Byron Bay area gets both river and flash flooding, from the Belongil Creek and Tallows Creek catchments. On 30 March 2022 Jonson Street was partly under water.
Storms and a cyclone
Byron Shire had disaster declarations for the February 2022 floods, storms from 25 November 2024 and Tropical Cyclone Alfred in March 2025, when more than 38,000 Northern Rivers homes and businesses lost power.
Timber, iron and heritage
Byron Shire Council describes the region's built character as timber and iron. Re-roofing a heritage item or a house in a Heritage Conservation Area needs consent.
Chargers on poles
Byron Bay is one of the Byron Shire spots in Essential Energy's trial of 20 EV chargers mounted on existing power poles.
What older timber homes usually need
An older timber cottage often has wiring and a switchboard that have been added to over decades. Common jobs are a switchboard upgrade with safety switches on every circuit, which NSW Fair Trading recommends, and extra power points so the house stops running on extension leads.
If your home is heritage listed or in a conservation area, ask Byron Shire Council early about anything that changes the roof or what's visible from the street, such as solar panels. An electrician can plan the work inside the house around whatever the council allows.
Wind, water and the lines into your house
When gusts pass 100 km/h, branches come down on service lines, the cable from the pole to your house. If that line is down or sagging, stay well away and call Essential Energy. Repairing the connection itself is work for a Level 2 electrician or the network, not a standard electrician.
Flash flooding is the other risk. If water got into the house, the wiring and power points it reached need inspecting and testing before you switch back on. Some Byron Shire owners hit in 2022 were offered funding to raise or retrofit homes under the Resilient Homes Program, and that's a good moment to lift outlets and the switchboard too.
Rentals and homes that sit empty
At the 2021 Census, 30.3% of occupied homes in Byron Shire were rented, and on census night 15.4% of private dwellings were unoccupied. NSW landlords must check smoke alarms every year, replace removable batteries yearly, and replace alarms within 10 years of manufacture. A faulty safety switch in a rental is an urgent repair. If a house is often empty, make sure the alarms and safety switches work before each stay, not after.
What we'd do in Byron
For an older timber home, we'd start with the switchboard and safety switches before any renovation or new appliances. If you're planning solar or a charger, sort out heritage questions with the council first, then bring in an electrician who does that work regularly to plan the board around it.

Questions
Straight answers.
A branch brought down the line to my house. What do I do?
Keep everyone well away and assume it's live. Call Essential Energy on 13 20 80, or 000 if anyone is hurt or there's fire.
Do I need council approval for electrical work on a heritage home in Byron?
The wiring work needs a licensed electrician either way. Changes to the roof or the look of a heritage item or a home in a conservation area may need consent, so check with Byron Shire Council first.
Can I charge my EV at home in Byron Bay?
Yes, with a wall charger fitted by a licensed electrician. Energy NSW recommends one with EV charger experience and a charger carrying the Regulatory Compliance Mark.
