How strata changes an electrical job
In a unit block, the main switchboard, the meters and the cables feeding each unit are often common property. Where the line falls depends on the building's strata plan, so ask the strata manager before any electrician starts planning work.
EV charging. Energy NSW says you need strata approval to install a Level 2 wallbox in an apartment. On 16 October 2026 the NSW Government said Parliament had passed a bill giving owners the right to install EV charging on their own lot without unreasonable objection from the committee, though it gave no start date.
Rental repairs. Any electrical fault in a NSW rental is an urgent repair, and a landlord has two business days to repair or replace a smoke alarm that isn't working.
What to give the strata manager with an EV charger request
- Where the charger will go and which meter it will run from.
- The electrician's view on whether the building's main board has spare capacity.
- Who will own and maintain the charger and its cabling.
- The electrician's licence number, and the CCEW once the job is finished.
Where we would start in a Gosford unit
Talk to the strata manager before anyone quotes. Ask whether the building's main switchboard has had a load check, then get the electrician to plan your job around that answer. It's the step that decides whether a charger or a bigger air conditioner is simple or not.
Want a specialist to sort it?
Tell us the job and your postcode. We match the licence-checked local electrician who does this kind of work, and they call you. No ring-around, and your number goes to them alone.
