Kincumber in brief
An early settlement
Kincumber was one of the earliest settlements on the Central Coast, supplying timber to Sydney in the early 19th century.
Villas and townhouses
At the 2021 Census, 65.5% of homes were separate houses and 30.0% were semis, townhouses or terraces. 17.8% were rented.
Bush on one side
Central Coast Council prepares the bush fire prone land maps and the NSW RFS signs them off. You can look up a property with the RFS online tool or on its planning certificate.
Ausgrid
Kincumber is on Ausgrid's network, and Central Coast Council lists Ausgrid for outages on 13 13 88.
What that means for electrical work
In a villa or townhouse complex, the supply and meters are often shared, so bigger changes such as an EV charger or a switchboard upgrade may need the owners corporation's approval. Energy NSW says a Level 2 wallbox in a strata apartment needs strata approval, and it's a conversation worth having in any strata complex.
Small safety jobs matter here too. NSW requires working smoke alarms on every level of a home, and NSW Fair Trading recommends testing safety switches at least every six months.
Our take for Kincumber
In a villa complex, ask the strata manager what counts as common property before you call anyone. In a house near the reserve, check its bush fire prone status, then get the switchboard and smoke alarms looked at in the same visit.
