What's specific to Narre Warren
A planned estate from the 1950s
Magid's estate followed Radburn principles, with linear parks running behind the houses. It's one of the older pockets in a suburb that was home to just 359 people in 1954.
Then decades of growth
The census count reached 13,594 by 1991 and 24,526 by 2001, and Narre Warren is now part of a major growth corridor and the seat of the City of Casey at Bunjil Place.
Houses, mostly owner-occupied
At the 2021 Census, 91.7% of occupied homes were separate houses, 28.4% were rented and 36.4% had four or more bedrooms.
AusNet, with an eye on voltage
AusNet runs a Narre Warren zone substation on its Cranbourne loop, and it's one of the substations in AusNet's voltage management program as rooftop solar outruns its forecasts. AusNet's faults line is 13 17 99.
Older house or newer build: what usually needs doing
| Built before 1990 | Built from the 1990s on | |
|---|---|---|
| Switchboard | Fuses or few safety switches are common, so an upgrade often comes first | Circuit breakers, but maybe no room for new circuits |
| Asbestos | Likely somewhere in the house, and switchboard backing is a usual spot | Ask about renovations done with older materials |
| Smoke alarms | Battery alarms are allowed if built before 1 August 1997 | Mains-powered alarms with battery backup are required |
| Typical first job | A board check and safety switches | Smoke alarm replacement, an EV charger or extra circuits |
Getting the order right
In the older part of Narre Warren, the board decides everything else. Adding an air conditioner or an induction cooktop to a board with rewireable fuses is asking for trouble, and the Victorian Government's Asbestos Hub says homes built or renovated before 1990 likely contain asbestos. An electrician will look at the meter panel before drilling anything.
In the newer streets, it's usually about adding: a car charger, outdoor power, more lights. The question there is capacity, and a quick look at the board answers it. If you're unsure what you've got, our switchboard checker is a good start.
How we'd play it in Narre Warren
Work out roughly when the house was built and whether the board has ever been changed. If it's an original board in a pre-1990 home, we'd make an assessment the first job and plan everything else around it. In a newer home, we'd go straight to the job you want, with a capacity check at the start.
