What's different about Brunswick
A suburb of renters
In 2021, 5,305 of Brunswick's 11,040 occupied homes (48.1%) were rented. The Victorian figure was 28.5%, so a lot of electrical work here is ordered by landlords and agents rather than the people living with it.
Terraces, weatherboards and workers' cottages
Brunswick's central and southern streets filled with brick terraces and single-fronted weatherboards in the 1880s and 1890s, and workers' cottages followed as the textile mills grew. Most have been renovated at least once, so the wiring is often a mix of eras.
Flats and conservation streets
Flats made up 34.1% of homes and terraces or townhouses another 29.3%. Whole streets sit inside urban conservation precincts, which matters if a job changes the front of a house.
CitiPower's ageing Brunswick substation
CitiPower says its Brunswick zone substation runs an islanded 6.6 kV network with little backup in a major outage. Its preferred plan moves that load to West Brunswick and converts it to 11 kV by the end of 2027. Faults and outages go to CitiPower on 13 12 80.
Renting one out? The 2-yearly check now covers every rental
Victorian rental providers must have the electrical installation, fixtures and fittings checked by a licensed or registered electrician every 2 years. From 13 October 2026 that rule reaches every rental, not just agreements signed since March 2021, and the check follows section 4 of AS/NZS 3019.
In an old terrace the check often lands on the switchboard. Since 29 March 2023, power outlets and lighting circuits in a rental have needed circuit breakers and safety switches (RCDs, which cut the power fast if current leaks to earth). Some older fuse boards can't be adapted and need replacing outright.
What a Brunswick rental check record should show
- The electrician's name and licence or registration number.
- The date of the check.
- The results, any repairs made, and anything still outstanding.
- A report prepared in line with section 2 of AS/NZS 3019.
- A Certificate of Electrical Safety for any repair work done afterwards.
If it were our terrace
We'd book the rental check and any switchboard work in the same visit, with an electrician who works on old terraces all the time. Ask them to look at the whole board rather than just the circuits the check covers, and to tell you if the backing is the dark, older kind that may contain asbestos before anyone drills near it.
Want a specialist to sort it?
Tell us the job and your postcode. We match the licence-checked local electrician who does this kind of work, and they call you. No ring-around, and your number goes to them alone.
