Why Caulfield homes need the work they do
Brick houses from the boom years. As estates spread, Caulfield Council imposed brick-only rules on some areas, and by 1920 it set minimum block sizes. Houses from that time are solid, but their switchboards and wiring have usually been updated in patches, if at all.
Subdivided land. Most of the mansions were in the west and north of the district, and many were later carved into housing estates. In Caulfield South, Hillcrest Avenue was A.V. Jennings' first estate, in 1933. Where a big lot now holds several townhouses, each may have its own meter but share a supply route, which affects how upgrades are planned.
Rentals. 31.7% of homes were rented at the 2021 Census. Victorian rentals need modern switchboards with safety switches on power and lighting circuits, and a 2-yearly electrical check.
Caulfield facts that matter for electrical work
A townhouse suburb
Of Caulfield's occupied homes in 2021, 39.9% were separate houses, 37.9% were semi-detached, row, terrace or townhouses and 21.5% were flats or apartments.
Low, once swampy ground
In the mid-nineteenth century the area was swampy and low-lying, and Paddy's Swamp became Caulfield Park. Low ground is worth remembering for outdoor power points and anything at floor level.
Solar under a Heritage Overlay
Glen Eira says a solar system is exempt from a heritage permit only if it isn't visible from a street (other than a lane) or a public park. Council also says most properties don't have the overlay.
United Energy's network
United Energy's Caulfield and Elsternwick zone substations both supply Caulfield. Its 2025 planning report says the Caulfield zone substation was running above its N-1 rating, so a transformer failure at peak load would leave some customers without supply. Call 13 20 99 for outages.
Where we'd begin in Caulfield
In a subdivided block or a townhouse, we'd find out first which parts of the supply are yours and which are shared, before anyone quotes. In a big brick house, we'd start with the switchboard. Either way, the electrician who's right for the job is one who's worked on Caulfield's mix before.
