Electricians in MaitlandOld houses, a big river and plenty of renters.

Maitland has some of the oldest houses in the Hunter, and much of the old town sits behind a levee on the Hunter River flood plain. So the jobs here run from rewiring 19th century cottages to getting power safely back on after floodwater. Tell us what's going on and we'll line it up with one licence-checked local electrician who handles that work, if we have one nearby.

Why Maitland's age matters to an electrician

Windermere, the oldest house in the council area, dates from 1821, and the township was laid out in 1829. Council's heritage guidelines say cottages from the 1850s to 1910 survive in enough numbers to show a whole run of styles, from two-storey houses with full-height verandahs to the Federation and Californian Bungalow streets of Lorn and East Maitland.

Houses that old were wired long after they were built, and often rewired more than once since. Behind the walls you can find several eras of work side by side. Some of it will be fine, but nobody knows which parts until a licensed electrician has tested it.

Maitland in five facts

Seven conservation areas

The council area has 207 local heritage items, 42 on the State Heritage Register and 7 heritage conservation areas, including Central Maitland, East Maitland, Lorn and Morpeth.

Paperwork for small jobs

Council says some minor works to a local heritage item, like repairs and maintenance, don't need a development application but do need a heritage exemption request with photos and a statement of the work.

The river

The 1955 flood reached 12.5 m and went through 2,180 homes. In 2022, floods covered all of Maitland's flood land and cut off Gillieston Heights.

Lots of renters in town

In the suburb of Maitland, 41.5% of homes were rented at the 2021 Census. Across the whole council area it was 29.8%.

Ausgrid's poles and wires

Ausgrid's network covers the Hunter Valley as well as Sydney and the Central Coast. Its fault line is 13 13 88.

If the river gets into the house

Keep the main switch off once water has reached power points, the switchboard or appliances, and don't switch back on until a licensed electrician has checked everything. Ausgrid says air conditioners and pool pumps near the ground should stay off until they've been inspected. For flood help, ring the SES on 132 500.

What we would do with an old Maitland house

Get the whole installation tested before you renovate, and have the switchboard assessed first. In a conservation area, ring council about the heritage exemption before anything changes on the outside, such as the meter box. After a flood, don't let anyone rush the power back on: a written check of every circuit that got wet is worth the wait.

Questions

Straight answers.

My rental in Maitland has a dead power point. How fast should it be fixed?

Any electrical fault in a NSW rental counts as an urgent repair, so the landlord has to fix it within a reasonable time. Tell the agent in writing. When it's done, the electrician lodges a Certificate of Compliance for Electrical Work (CCEW), even for a like-for-like swap.

Do I need council approval for electrical work on a heritage house?

Check with Maitland City Council first. Its guidelines say minor works to a local heritage item need a heritage exemption request rather than a development application. Anything visible from the street, like a new meter box or conduit on the facade, is worth asking about before work starts.

Who do I call when a storm cuts the power in Maitland?

Ausgrid, on 13 13 88, for outages and fallen lines. Stay at least 8 metres from any wire on the ground, and call 000 if someone's in danger.
