What sets Brighton apart
Blocks big enough to subdivide
Victorian Places says Brighton's house blocks are large and have provided sites for row houses and flats. eMelbourne says that among middle-ring suburbs, Brighton had the lowest proportion of flats, partly because its council curbed cheap and high-rise housing.
A lot of heritage
Bayside City Council said in July 2022 that more than 1,500 properties were protected in its Heritage Overlay, and proposed adding post-war modern houses too. Outside changes to a listed house, like a new meter box position, are worth checking with council.
Who lives here
At the 2021 Census, 57.2% of Brighton's homes were separate houses, 45.1% were owned outright and 23.7% were rented. 1,238 dwellings (12.1%) were empty on census night.
United Energy supply
United Energy's Moorabbin zone substation supplies Brighton, Hampton East and Moorabbin, and there's a North Brighton zone substation as well. The 2025 planning report forecast load at risk at Moorabbin if one of its two transformers failed. Faults go to 13 20 99.
Storms off the bay
A tornado struck Brighton on 2 February 1918, demolishing homes and killing two people. It was later rated F3 on the Fujita scale.
The bigger jobs Brighton homes ask for
Supply and switchboard upgrades. Several air conditioners, a pool, a spa and two EV chargers can outgrow a single phase supply. On United Energy's network, connection and alteration applications are lodged through its myEnergy portal, ideally by your electrician or Registered Electrical Contractor.
EV chargers. United Energy registers home chargers as load-only connections. With more than one car, an electrician can set up load management so the chargers share what the supply can give.
Pre-purchase checks. Brighton houses change hands often enough, and a big old house can hide a lot. An electrical inspection before you buy tells you what the switchboard and wiring will need.
Our take for Brighton
For a large renovation or a new build, we'd plan the supply first: how many phases, where the meter goes, and what every big appliance and charger will draw. Getting that right early is what stops a lovely new house tripping its main switch on a hot evening.
