Signs a Springvale house's wiring needs attention
- Fuses you pull out and rewire, rather than circuit breakers.
- No safety switch, or one that only covers some circuits.
- Power points or switches that feel warm, crackle or have scorch marks.
- Lights that flicker or dim when a heater or kettle goes on.
- Old two-pin outlets, or rooms run off a single power board.
- A switchboard on a dark backing board that could be asbestos. Don't disturb it.
Springvale facts behind those jobs
Planned 1960s estates
Land near the station was subdivided in 1886, but the fast growth came after the war, when planned estates with formed roads and services replaced earlier unserviced subdivisions.
Three-bedroom houses
At the 2021 Census, 69.4% of Springvale's homes were separate houses and 48.2% had three bedrooms. 39.2% were rented and 31.7% owned outright.
Overland flows
The Greater Dandenong Planning Scheme puts a Special Building Overlay on land hit by overland flows when storms exceed the underground drains. Water through a garage or laundry can reach power points.
A United Energy area
United Energy runs Springvale, Springvale South and Springvale West zone substations. Report outages and fallen lines on 13 20 99.
What usually gets done
Switchboard replacement first. Moving from fuses to circuit breakers with safety switches on every circuit is the biggest safety gain in a house this age. The Asbestos Hub says homes built before 1990 likely contain asbestos, so the electrician checks the old board's backing before taking it out.
Then the circuits. Once the new board is in, testing shows which original cables are still sound. Some houses need a partial rewire, some a full one.
For rentals, the board upgrade is no longer optional. Victorian rentals need circuit breakers and safety switches on the power and lighting circuits, and a safety check every 2 years.
If we'd just bought in Springvale
We'd get an electrical inspection in the first month, before painting or new kitchens. A house from the 1960s can look tidy and still have its original fuse board, and it's much easier to rewire with the walls bare.
