Clayton's homes, and why the rules bite here
Mostly rented
60.7% of Clayton's occupied homes were rented in 2021, against 18.6% owned outright and 17.0% owned with a mortgage. Greater Melbourne's rented share was 30.2%.
Townhouses on old house blocks
42.5% of homes were semi-detached, row or terrace houses or townhouses, 35.4% were separate houses and 21.7% were flats or apartments.
Owner-built timber houses
Monash's heritage history says residential Clayton was largely built up by 1968, much of it in timber. Until the mid 1950s as many as 40% of new houses were put up by owner builders, often gradually as materials became available.
United Energy's northern region
United Energy names Clayton among the light industrial centres in its network's northern region, which also covers Box Hill, Caulfield and Glen Waverley. Network faults go to 13 20 99.
A Clayton landlord's electrical checklist
- Book the electrical safety check every 2 years. From 13 October 2026 it applies to every rental, whatever date the lease started.
- Make sure power and lighting circuits are on circuit breakers and safety switches, the standard since 29 March 2023.
- Arrange the yearly smoke alarm safety check, required for all rental agreements from 25 November 2025.
- Before a new renter signs, tell them when the last electrical check was done and what it recommended.
- Keep the latest record, and hand it over within 7 days if a renter asks in writing.
- Have repairs done by a Registered Electrical Contractor or a licensed electrician who works for one.
What the checks tend to find in Clayton houses
In the older timber houses, a check may turn up a fuse board with no safety switches, power points and fittings added over the years, or circuits that fail insulation tests. Where a board already takes circuit breakers, an electrician can often add them to the power and lighting circuits without replacing it. Older fuse boards may need a full replacement.
In the townhouses, the wiring is newer, so checks usually move quickly, but smoke alarms still need their yearly check and replacing when they reach ten years.
What we'd do with a Clayton rental
We'd put the 2-yearly electrical check and the yearly smoke alarm check on one calendar and book them together when they line up. If the electrical check shows a fuse board, we'd replace it before the next lease rather than waiting for a renter to find the problem.
