Hallam at a glance
The housing mix
At the 2021 Census Hallam had 3,868 private dwellings. 77.6% were separate houses, 20.9% semi-detached, row or terrace houses or townhouses, and 1.4% flats or apartments.
A quarter rented
25.9% of homes were rented, 41.4% owned with a mortgage and 29.1% owned outright.
Homes one side, industry the other
Victorian Places says that by the end of the 1980s housing filled the north-east and south-east of Hallam, while the south-west was home to industry.
Council and creek
Hallam is in the City of Casey, and Eumemmerring Creek forms its northern boundary.
Rentals: what the law asks of landlords
Victorian landlords must have a rental's electrical installation, fixtures and fittings checked by a licensed or registered electrician every 2 years. The check follows section 4 of AS/NZS 3019, and since 13 October 2026 it applies to all rentals, whatever date the lease started.
Renters can ask for the record of the latest check, and the landlord has 7 days to provide it after a written request. If something sparks, keeps tripping or smells hot, report it to the landlord or agent in writing straight away and stop using it.
Other jobs worth knowing about
In a townhouse, an EV charger or extra outdoor power may need a longer cable run from the switchboard, so get the electrician to look at the route before you buy a charger. In the 1980s houses, the usual starting point is a board with too few safety switches.
What we'd do in Hallam
If you're a landlord and the last check is more than two years old, book it now and ask for the report in writing. If you live in one of the 1980s houses, get the board checked before adding anything with a big motor or heating element.
