How Carrum Downs was built, and what it means now
Estate by estate
Botany Park is a late 1970s and early 1980s estate, the Botany Bush area became housing in the late 1990s, and building still continues. Homes of different decades sit a few streets apart.
Almost all houses
At the 2021 Census, 79.0% of Carrum Downs' homes were separate houses and only 0.4% were flats. 47.6% were owned with a mortgage and 27.3% were rented.
Busy local substation
United Energy's Carrum zone substation supplies Carrum Downs, Carrum, Chelsea, Patterson Lakes, Skye, Sandhurst and Bangholme. Its 2025 planning report forecast load at risk there if a transformer failed during high demand. Report outages on 13 20 99.
The jobs that come up in Carrum Downs homes
Smoke alarms past their date. In Victoria, homes built after 1 August 1997 must have mains-powered smoke alarms with a backup battery, and homes built before then need at least battery alarms. Fire Rescue Victoria advises replacing every alarm every ten years, so a house from the 1990s may be on its second or third set, or still on its first. Hardwired alarms are an electrician's job.
Solar and batteries. On United Energy's network, systems approved after 1 October 2024 need an emergency backstop, and a system without an internet connection is held to a 0 kW export limit. From 1 July 2026, customers given that 0 kW limit can choose flexible exports instead, up to 10 kW most of the time.
EV chargers. Most homes here have a driveway and garage, which makes a wall charger straightforward. United Energy registers home chargers as load-only connections, and the electrician checks the switchboard has room first.
Switchboard checks. A board from the 1980s may have safety switches on some circuits but not all. Adding solar, a battery and a charger is a good moment to have it looked at.
What we'd do in a Carrum Downs house
If we were adding solar, a battery or a charger, we'd do it as one plan with one electrician: the switchboard, the inverter's internet connection for the backstop rule, and the charger circuit. Then we'd swap out any smoke alarm more than ten years old while they're there.
