Mernda's homes and power
From village to estates
Suburbanisation began in the early 2000s, and the census count jumped from 830 in 2006 to 6,508 in 2011. Passenger trains returned on 26 August 2018.
Owners, investors and big houses
At the 2021 Census, 55.1% of occupied homes had a mortgage, 27.3% were rented and 57.9% had four or more bedrooms. Only 1.5% were flats.
The eastern edge of the supply area
Mernda and Doreen form the eastern edge of the area fed by AusNet's South Morang Terminal Station. AusNet and Jemena say new estates and the move to electric heating, cooking and cars are behind its rapid growth.
Grassfire country
The City of Whittlesea says homes on the urban fringe, especially in newer developments, can sit near grasslands and paddocks where grassfires spread fast on hot, dry, windy days.
If you own a rental in Mernda
Newer homes still carry the full set of Victorian landlord rules. An electrical safety check is due at least every 2 years for every rental from 13 October 2026, and smoke alarms need checking every year since 25 November 2025.
Before a lease is signed, you must tell the renter when the last electrical check was done and what it recommended. Keep the record until the next check, and hand it over within 7 days if the renter asks in writing. Our guide to electrical work for landlords goes through it.
A faulty smoke alarm in a rental counts as an urgent repair, so it has to be fixed or replaced straight away, and a hard-wired alarm must be installed by a qualified electrician.
A Mernda landlord's electrical file
- The date and report of the last electrical safety check
- Any recommendations from it, and proof they were fixed
- The date of the last annual smoke alarm check
- When the smoke alarms were installed, for ten-year replacement
- Certificates of Electrical Safety for any work since you bought
What we'd do as a Mernda landlord
Put both checks on one calendar: the 2-yearly electrical check and the yearly smoke alarm check. Booking them together between tenancies saves a second visit, and it means the paperwork's ready before a renter or Consumer Affairs Victoria asks for it.
