Williamstown's houses and network
Among Melbourne's oldest
Two cottages in Cox's Garden are believed to date from 1851 to 1853. Hobsons Bay's 2006 heritage study found many early timber dwellings and later Victorian houses.
Heritage precincts
Hobsons Bay names precincts including Nelson Place, Cox's Garden, the Government Survey and Private Survey, and Hannan's Farm and Williamstown Beach.
A newer pocket
In the 1990s a large number of houses went up on the decommissioned Williamstown Rifle Range.
Long-term owners
In 2021, 40.3% of occupied homes were owned outright and 24.5% were rented. 30.2% were terraces, semi-detached homes or townhouses.
Jemena's southern edge
Jemena's supply area reaches south to Williamstown, with a Newport zone substation nearby. Faults go to Jemena on 131 626.
Electrical work on a heritage house
Most of the work in an old Williamstown cottage happens out of sight: a new switchboard, safety switches, and replacement cable fed through the roof space and under the floor. An electrician used to timber houses plans routes that keep cutting into walls and ceilings to a minimum.
Changes to the outside need more care. If a job moves the meter box, adds lights to the facade or puts panels on a roof seen from the street, Hobsons Bay's guidelines say to contact Council first to check whether the house is in a Heritage Overlay and whether a permit is needed.
Questions for an electrician working on an old Williamstown house
- How have you run new wiring through timber houses this age before?
- Where will the new switchboard go, and does that change the front of the house?
- Could the old board's backing contain asbestos, and how will you handle it?
- Which parts are prescribed work that an inspector has to check?
- When will I get the Certificate of Electrical Safety?
If it were our cottage
We'd ask Council about the overlay first, then book an electrician who's rewired period houses before and walk through the house with them. Agree where every cable will run before work starts, and keep the board where it is if moving it would mean a permit.
