Canning Vale at a glance
From farmland to suburb
Most of today's residential land was zoned rural until 1994. At the 2001 census there were 4,115 dwellings, all but 205 of them separate houses; by 2021 there were 11,053.
Almost all houses, mostly owned
In 2021, 94.4% of occupied homes were separate houses, 49.2% were mortgaged and 30.1% owned outright. Only 17.8% were rented.
Two councils
The City of Canning covers the west of Nicholson Road and the City of Gosnells the east, so council matters depend on which side you're on.
Wet ground
The land is described as swampy, with an unusually high amount of permanent fresh water, and a nature reserve along the southern edge. Outdoor circuits and garden lighting need sound RCD protection.
Solar in 6155
The Clean Energy Regulator counts 14,327 small-scale systems in postcode 6155, which Canning Vale shares with Willetton.
Adding load to a Canning Vale home
Western Power's standard supply is 63 amps on single phase and 32 amps per phase on three phase. When new circuits would push you past that, the electrical contractor must assess your demand and apply for an upgraded supply, and adding circuit capacity means a main switch circuit breaker.
Going three phase is a process. Western Power first confirms it's available at the property, then a registered contractor lodges a preliminary notice and the application. The changeover takes 5 to 7 weeks once accepted. Three-phase power explained helps you decide if you need it.
What's yours to do, and what isn't
You can
- List the big appliances you run now and the ones you plan to add.
- Note which circuits trip, and what was running when they did.
- Take a photo of the switchboard as it is, without touching anything.
Leave to a licensed electrician
- Load calculations and supply upgrade applications.
- New circuits, a bigger board or a three phase conversion.
- Any work inside the switchboard or meter box.
If we were adding a pool or an EV
We'd get one load assessment that covers everything on the wish list, then choose between a board upgrade, load management or three phase. Doing it piece by piece is how homes end up with a board full of add-ons and a main switch that trips on hot evenings.
