Sippy Downs, briefly
A young suburb
The area was rezoned in 1993, the last cane farm closed in 2003, and Chancellor State School opened in January 1997.
University town
The university opened on 26 February 1996 with 542 students, and the suburb is master planned as a university town.
Bigger homes than you'd think
47.5% of homes had four or more bedrooms in 2021, and 23.4% were townhouses or semi-detached.
Renters and first mortgages
33.2% were rented, 32.7% owned with a mortgage and only 18.9% owned outright.
Still growing
The population rose from 10,298 in 2016 to 11,544 in 2021. Energex runs the network, and a suburb-wide outage goes to 13 62 62.
Who does what with smoke alarms in a rental
Queensland splits the job. Within 30 days before a tenancy starts or is renewed, the landlord tests and cleans every alarm and replaces flat or nearly flat batteries. During the tenancy, the tenant tests and cleans each alarm at least once every 12 months.
Landlords can't hand their part to tenants, and must give 48 hours' notice before coming in to install or test alarms. In a four-bedroom share house that means an alarm in each bedroom and the hallway, all linked so they sound together.
If a hardwired alarm is faulty, the landlord arranges a licensed electrician to replace it.
Newer homes still need checking
Houses built since the 1990s usually have circuit breakers rather than fuses, but that doesn't mean every circuit has a safety switch. Ask an electrician which circuits are protected, especially before a sale or a new lease.
Before you hire anyone, check their licence on the Electrical Safety Office's online search. A business doing electrical work in Queensland needs an electrical contractor licence.
Our take for Sippy Downs landlords
We'd put the smoke alarm check in the calendar for the fortnight before each lease starts, and keep the electrician's invoice and certificate with the lease file. If the alarms aren't interconnected photoelectric ones yet, we'd replace them now rather than in December 2026.
