What Varsity Lakes is built on
Lakes on old swamp
Thomas Blacket Stephens started draining this swampy land for dairying after buying it in 1873. Delfin Lend Lease began the Varsity Lakes development in 1999, digging Lake Orr and Lake Azzura, and the suburb was formed in 2002.
More attached than detached
At the 2021 Census, 33.1% of homes were townhouses or semis and 24.1% flats, against 42.6% separate houses. 43.3% were rented.
Storm-hit
Varsity Lakes was activated for disaster assistance after the Christmas 2023 storms. Outages are Energex's, on 13 62 62.
Solar and batteries
By September 2026, postcode 4227 had 4,538 small-scale solar systems, and 495 home batteries had gone in since July 2025.
Townhouse wiring: yours or the body corporate's?
In a complex, the cables feeding your townhouse can be common property even when the work happens inside your lot. Queensland's body corporate fact sheet makes that point about EV chargers, and it's a fair question to ask before any bigger job.
By-laws can set the type of charger allowed or require approval, and the committee has to act reasonably when deciding. If unapproved work damages common property or another lot, the owner could be held responsible.
Landlords in Varsity Lakes
With more than four in ten homes rented, Queensland's landlord rules come up all the time. Where the power points have no approved safety switch, the owner must get one fitted within 90 days of a tenancy starting, and new or renewed leases need interconnected photoelectric smoke alarms. Electrical work for landlords sets it all out.
Before you book work in a complex
- Is the wiring involved part of my lot, or common property?
- Do the by-laws say anything about EV chargers or solar?
- Does approval come from the committee, or a general meeting?
- Will the electrician need access to a shared meter room?
- Will I get a certificate of testing and compliance to pass on to the body corporate?
What we'd do in Varsity Lakes
Email the body corporate manager a short description of the job before you get quotes. If they say it touches common property, you'll know approval comes first, and the electrician can quote with that in mind instead of finding out halfway through.

Tell us the job and your postcode. We match the licence-checked local electrician who does this kind of work, and they call you. No ring-around, and your number goes to them alone.
