Electricians in Burleigh HeadsTimber on stumps, and flats from the 60s and 70s.

Burleigh Heads has two quite different kinds of home: timber houses on stumps around the headland and the ridge, some from the 1920s, and the two and three storey flats built through the 1960s and 70s between Kelly Avenue and the highway. Both are old enough that the wiring has a history. We'll match your job with one licence-checked electrician near Burleigh Heads who works on homes like yours.

Burleigh's homes, era by era

Timber on stumps

The council's 2010 heritage and character study says homes built around the headland and Burleigh Ridge from the 1920s were generally timber on timber stumps. The Brisbane Courier counted 300 residences by 1925.

Post-war beach houses

Later beach houses were timber and fibro, with verandahs, French doors and terraces. The ridge also has two-storey 1930s timber houses beside 1960s and 70s brick and fibro ones.

A suburb of flats

At the 2021 Census, 46.7% of occupied homes were flats or apartments and 33.5% were rented. On census night, 19.5% of private dwellings were empty, holiday places among them.

Bush at the edges

Koala Park, beside Tallebudgera Creek, was developed in the 1960s and is ringed by bushland, including Burleigh Head National Park.

Storm-hit in 2023

Burleigh Heads was one of the localities activated for disaster assistance after the Christmas 2023 storms. Energex looks after supply; outages go to 13 62 62.

Old wiring in old timber

A house this age has usually been rewired at least once, often room by room. The giveaways are a mix of old and new power points, rubber or cloth-covered cable in the roof or under the floor, and ceramic fuses sitting next to newer breakers. An electrician who rewires older homes can tell you whether a partial job will do. Old wiring lists what they check.

Under a high-set house, cables often run through the open space beneath the floor. Moving or repairing them is licensed work, even when they look easy to reach.

Fibro needs care too. The QBCC says homes built before 1990 have a good chance of containing asbestos, and only a lab test can confirm it, so mention fibro walls when you book.

Walk-up flats and holiday places

In a 1960s or 70s block, the meters and main switches are usually grouped in a shared area, and work there involves the body corporate. Inside your own flat, the jobs that come up most are safety switches, extra power points and smoke alarms.

Every Queensland home, flats included, needs interconnected photoelectric smoke alarms by 1 January 2027. If you lease your flat out, the same alarm rules already apply at each new or renewed tenancy, and a missing safety switch on the power points has to be fitted within 90 days of a tenancy starting.

Where we'd start in Burleigh

In a pre-war timber house, we'd have the wiring and switchboard assessed as one job and ask the electrician to show you what's original. In a flat, we'd sort the smoke alarms well before the 2027 deadline and check that every circuit inside the unit runs through a safety switch.

Questions

Straight answers.

Who looks after the meters in my Burleigh unit block?

Shared wiring and equipment can be common property, which the body corporate arranges work on. Inside your own unit, you book your own licensed electrician. If you're not sure where the line falls, ask the building manager before work starts.

Is cloth-covered wiring dangerous?

It can be. Old rubber and cloth insulation goes brittle and cracks, especially where it's been disturbed. If you spot it in the roof or under the house, leave it alone and get an electrician to test it.
