Heidelberg's homes and power
Apartments and renters
Of 2,997 occupied homes in 2021, 1,218 were flats or apartments, 1,269 were separate houses and 498 were townhouses or similar. 41.1% were rented, 27.7% owned outright and 27.8% owned with a mortgage.
One of Melbourne's oldest districts
Crown land at Heidelberg was sold in 1838. A railway link in 1901 brought slow, comfortable growth towards Eaglemont, the end of World War II brought extraordinary growth, and most of the rest was subdivided in the 1960s and 1970s.
Jemena's eastern edge
Jemena's network runs east as far as Yallambie and Heidelberg, and it has Heidelberg and North Heidelberg zone substations. Faults and fallen lines: 131 626, any hour.
River flats
Heidelberg's eastern flank is the Yarra Flats, and eMelbourne records increasingly frequent floods on the Yarra flood plains in the 1860s and 1870s.
Shared switchboards and the owners corporation
In an apartment block, part of the electrical system is yours and part is shared. The main switchboard, the cabling in common areas and the car park lights often belong to everyone. Consumer Affairs Victoria says a lot owner must not alter common property, or a service that benefits more than one lot, without the owners corporation's express authorisation.
That's why an EV charger in a Heidelberg car park starts with the owners corporation, not the electrician. Significant alterations to common property must be in the maintenance plan or approved by special resolution. Once that's settled, Solar Victoria says any electrician can fit the charger, though experience with them is worth asking about.
If you rent in Heidelberg
Every Victorian rental now needs an electrical safety check at least every 2 years, and power outlets and lighting circuits must be on circuit breakers and safety switches. You're entitled to know the date of the last check before you sign, and to a copy of the record within 7 days of asking in writing. If a check finds repairs are needed, Energy Safe Victoria says the rental provider should engage a Registered Electrical Contractor or a licensed electrician employed by one.
Our take for Heidelberg apartment owners
If an EV charger is on your list, we'd raise it at the next owners corporation meeting before getting any quotes, and ask whether the building could plan for several bays at once. One well-planned upgrade of the shared supply beats a string of one-off connections.
