Northern Keysborough or the newer estates?
| North (1960s to 1990s) | Middle and south (2000s on) | |
|---|---|---|
| Switchboard | Often original or partly upgraded; may lack safety switches on every circuit | Modern, with circuit breakers and safety switches |
| Smoke alarms | Built before 1 August 1997: battery alarms allowed. Many are due for replacement | Mains-powered with battery backup; interconnected if built after 1 May 2014 and more than one is needed |
| Asbestos risk | Homes built before 1990 likely contain some, says the Asbestos Hub | Not expected |
| Typical jobs | Board upgrades, rewiring, safety inspections | EV chargers, solar and batteries, extra circuits, lighting |
Keysborough, in local facts
Big family houses
At the 2021 Census, 89.5% of Keysborough's homes were separate houses and 51.8% had four or more bedrooms. 46.7% were owned with a mortgage and 18.7% were rented.
Still growing
Greater Dandenong's planning scheme calls Keysborough's emerging residential area strategically significant, and United Energy lists Keysborough among its greenfield growth areas.
A newer zone substation with one transformer
United Energy's Keysborough zone substation supplies Keysborough, Noble Park and Dandenong. It was commissioned in 2014-15 and has a single transformer, and United Energy expects demand in the Dandenong area to keep growing.
Old swamp, sandy ground
Southern Keysborough was farmland created when the Carrum Swamp was drained, and the soil is sandy. Dandenong Creek and Mordialloc Creek form its eastern and southern edges.
Charging, solar and big loads in the newer homes
A four or five-bedroom house with ducted air, induction cooking, a pool and two cars adds up quickly. Before adding an EV charger or battery, the electrician should check what the main switch and supply can carry. United Energy registers home chargers as load-only connections, and solar and battery systems up to 30 kVA go through its pre-approval process.
If you'd like the car to charge from the panels, say so up front. It changes which charger and inverter make sense.
Where we'd start in Keysborough
In the north, we'd start with the switchboard and smoke alarms. In the newer estates, we'd plan the charger, solar and battery as one job, so the switchboard is set up once and everything talks to everything else.
