Forest Lake by the numbers
Built from 1990
Delfin started building in 1990 and the Premier launched the estate in 1991. Lendlease took over Delfin in 2001.
Almost all houses
94.9% of homes were separate houses at the 2021 Census, and 46.9% were owned with a mortgage.
A quarter rented
26.0% of homes were rented in 2021, so the landlord rules on safety switches and smoke alarms still apply to plenty of streets.
Asbestos less likely
Queensland's asbestos guidance says homes built after 1990 are highly unlikely to contain asbestos materials. Homes from the mid-1980s to 1990 are only 'likely', not ruled out.
Energex's network
Forest Lake is in the City of Brisbane, inside the South East Queensland network that Energex runs.
What Forest Lake homeowners usually call about
Solar and batteries. Energex's basic connection terms cap inverter capacity at 10 kVA per phase and export at 5 kW per phase. Systems of 10 kVA or more also need a generation signalling device, which lets Energex switch them off briefly in an energy emergency. A sparky who does solar connections designs around both.
An EV charger. Whether a 1990s board can take another big circuit depends on its spare space and the load it already carries, so get it checked before you buy the charger.
More air conditioning. A split system usually wants its own circuit, which means room on the board.
Safety switches, even here. If you're buying, the seller must tell you in writing whether an approved safety switch protects the power points. If none does, you have 90 days after possession to have one installed.
What a good quote for solar or a charger covers
- Whether the switchboard needs work first, and why.
- Which phase the new load goes on, if you have more than one.
- Any Energex paperwork, and who lodges it.
- The certificate of testing and compliance you'll get once it's connected.
- The contractor's licence number, which Queensland law requires in their ads.
Where we'd start in Forest Lake
Have the board checked before you buy the charger or the battery. If there's spare capacity, you skip an upgrade you didn't need. If there isn't, you know before you've committed to anything.
