Box Hill's homes and power
Towers and townhouses
A 21st-century construction boom brought high-rises including Sky One, 36 storeys tall. Townhouses and semi-detached homes made up another 24.7% of homes in 2021.
Older streets too
The land boom, the Edwardian years and the mid-1920s all added houses, and a Housing Commission estate went up in Box Hill South after the war. Whitehorse protects 790 heritage places with Heritage Overlays.
Demand keeps climbing
United Energy expects demand in the Box Hill and Doncaster Hill activity centres to keep growing steadily. Its Doncaster zone substation supplies Box Hill North and part of the central precinct.

In an apartment, whose job is it?
Inside your apartment, past your own board, lights and power points are generally the lot owner's to fix. If you rent, report faults to your agent or landlord in writing.
Shared areas like corridor lighting, the main switchroom and car park power belong to the owners corporation. Tell the building manager rather than booking an electrician yourself.
Anything new in a car space, such as an EV charger, needs the owners corporation's say. United Energy also registers EV charging units connected to its network.
Renting in Box Hill
Every Victorian rental now needs an electrical safety check every 2 years, done to section 4 of AS/NZS 3019. Before you sign a lease, the rental provider has to tell you when the last check happened and whether any recommendations are still outstanding.
Smoke alarms get a yearly check of their own: since 25 November 2025, rental providers must arrange annual smoke alarm safety checks. A faulty alarm is an urgent repair.
What you can do, and what needs a licensed electrician
You can
- Reset a tripped safety switch on your own board, once.
- Unplug appliances one at a time to find the one causing trouble.
- Change a smoke alarm battery.
- Report shared-area faults to the building manager.
Leave to a licensed electrician
- Any work on a switchboard, including the one in your apartment.
- New or moved power points, lights and circuits.
- Hardwired smoke alarms.
- EV chargers, once the owners corporation agrees.
Our take
Work out who's responsible before you ring anyone, because it saves days. If the job is yours, describe the building when you book: an electrician who knows high-rise switchrooms and access rules will get in and out with less fuss.
Want a specialist to sort it?
Tell us the job and your postcode. We match the licence-checked local electrician who does this kind of work, and they call you. No ring-around, and your number goes to them alone.
