What shapes electrical work in Joondalup
A city built in one push
The Corridor Plan for Perth picked Joondalup as a sub-regional centre in 1970, and houses and businesses filled it from the late 1980s to the early 1990s. Most homes are a similar age, so the switchboard deserves a look before you add anything big.
Nearly half the homes share a wall
At the 2021 Census, 23.6% of occupied dwellings were flats or apartments and 18.9% were townhouses or similar, out of 4,195 private dwellings. Shared switchboards, common property wiring and strata rules sit behind a lot of jobs.
A renters' suburb
40.7% of homes were rented, 32.8% mortgaged and 24.1% owned outright. WA rentals need at least two RCDs (safety switches that cut the power in a fraction of a second when current leaks) covering every power and lighting circuit.
Solar on plenty of roofs
The Clean Energy Regulator counts 10,306 small-scale solar systems installed in postcode 6027 since 2001. A battery or charger on a home that already has panels runs into Western Power's export and inverter limits, so it's a different conversation from a bare roof.
Outages go to Western Power
Western Power runs the poles and wires here. If the block or street goes dark, ring 13 13 51, not an electrician.
The jobs Joondalup's housing points to
EV chargers in apartments and townhouses. Western Power permits a 7 kW single-phase charger on a standard home connection, provided the contractor checks your total load and the main switch is a circuit breaker. In a strata building the harder part is the route from your bay to a board, and whose board it is. Get the strata company's approval in writing before anyone quotes. Safety switches and smoke alarms between tenants. A landlord who hasn't fitted RCDs after a tenant's written request can end up with a Building and Energy inspection and an order. Mains-powered smoke alarms over 10 years old must be replaced, and only a licensed electrical contractor can connect them.
Our take for Joondalup units
If you own a unit or townhouse and want a charger, talk to the strata manager first, then have one electrician look at the whole route from the board to the car bay before you commit. For a rental, we'd book a single visit covering RCDs and smoke alarms together, and file the Electrical Safety Certificate the contractor must give you within 28 days.
