Claremont at a glance
Subdivided early
The railway reached Claremont in 1881. By around 1903 nearly the whole suburb had been subdivided, and by the Second World War the community was firmly established.
Two heritage areas
The Town of Claremont keeps a Heritage List under Local Planning Scheme No. 3 and has designated the Bay View Terrace and Claremont Crescent heritage areas.
One of the first underground pilots
Claremont was among the pilot projects of the State Underground Power Program that began in 1996, and had a further project in Round Two.
Houses, townhouses and flats
At the 2021 Census, 39.0% of homes were separate houses, 26.1% townhouses or semi-detached and 34.6% flats. 39.8% were owned outright, and the median age was 44.
Selling: two things that must be done first
Before a WA property's title transfers, RCDs (safety switches) must protect every circuit supplying power points and lights. Building and Energy treats two RCDs as the minimum, and some houses need more.
The smoke alarms must also comply before ownership changes hands: working, permanently connected to mains power, no more than 10 years old and not past expiry. Only a licensed electrical contractor can connect mains-powered alarms.
Buying: what to check before you commit
In an older Claremont house, ask a pre-purchase electrical inspection to cover the switchboard, the age and type of the wiring, and whether the house can take what you plan to add. A report that says the house needs rewiring changes the negotiation.
If the house is heritage-listed or in one of the two heritage areas, changes outside, such as moving the meter box, may need approval. Inside work is easier, but ask the Town before you plan around it.
If we were buying or selling in Claremont
Selling, we'd book the safety switch and smoke alarm work as soon as the agent is chosen, so it never holds up settlement. Buying an older house, we'd make the offer subject to a proper electrical inspection.
