The Beaches, for an electrician
One network
Ausgrid's checker lists Ausgrid for 2084, 2085, 2086, 2087, 2095 to 2097 and 2099 to 2108.
Houses and units
Across the council area, 57.3% of homes were houses and 33.4% flats at the 2021 Census. 26.9% were rented.
Late bloomers
The Beaches stayed rural for most of the nineteenth and early twentieth centuries. Growth was slow until the 1960s, when better roads sped it up.
Bushfire
The RFS says bush fire prone land covers most of the 52 suburbs, with 48 bush fires a year on average and a season that generally runs from October to March.
Storms and floods
Two days after the 26 November 2019 storm, about 16,000 Beaches and North Shore homes were still without power. In January 2026 the area got nearly 260 mm of rain, and Ausgrid said flash flooding had brought down powerlines.
Which part of the Beaches are you in?
Unit suburbs. Manly, Dee Why and Brookvale are mostly apartments, so strata approval and shared meter rooms shape most jobs.
Lagoon suburbs. Around Narrabeen and the other lagoons, flood checks and water in wiring come first. Council lists five lagoons and estuaries: Narrabeen, Manly, Dee Why, Curl Curl and Pittwater.
Ridge and bush suburbs. Frenchs Forest, Belrose and the streets backing onto national park are mostly houses, where private poles, long outages and board upgrades before solar are the usual topics.
Owner-occupied pockets. Mona Vale has a high share of homes owned outright, and an inspection before renovating or selling is a sensible first step there.
Our take for the Beaches
Wherever you are, plan around storms. Know where your main switch is, keep Ausgrid's number handy, and if a private pole feeds your bush block, have it checked before the fire season starts in October.
