Norwood in four facts
An early village
First laid out in 1847, Norwood is now a leafy suburb of plane-tree streets, with First and Second Creek running mostly through underground tunnels.
Shared walls
At the 2021 Census, 50.0% of occupied homes were semi-detached, terraces or townhouses, 34.5% separate houses and 14.5% flats. The average home had just 2.5 bedrooms.
Nearly half rented
44.3% of homes were rented in 2021, against 30.7% owned outright.
Historic Area Overlay
The council's heritage fact sheet covers the Norwood Historic Area Overlay. Demolishing a Heritage Place, or a building in the overlay, needs a development application.
What older Norwood homes usually need
In a cottage or terrace that's been renovated a few times, the wiring is often a mix: some modern cable, some original, joined somewhere in the roof. An electrician who does a lot of old-wiring work can test what's there and tell you which circuits are fine and which aren't.
Old boards with ceramic fuses you pull out and rewire are still around in older suburbs. They offer no protection against electric shock. Replacing one with circuit breakers and safety switches is usually the single most useful electrical job in a house this age. See old fuse boxes.
Meter panels on older houses were sometimes made with asbestos. Don't drill, cut or screw anything into an old meter board, and ask the electrician to check it before work starts.
Questions to ask before work on an older Norwood home
- Will you test the existing wiring, or only the circuits you're adding to?
- Does anything about the house's heritage status affect where the meter box or outside lights can go?
- If the meter panel looks old, will you check it for asbestos first?
- How will you run new cable without damaging plaster or ceilings?
Our advice for a Norwood cottage
If the board still has ceramic fuses, we'd replace it before anything else, even before the new kitchen or the extra air conditioner. Every later job then lands on a board with modern protection, and the old wiring gets tested along the way.
