Carindale in brief
An estate turned suburb
Carindale was the name of a 1976 housing estate, taken as the suburb's name when it split from Belmont in 1980. It's 13.1 km by road south-east of the GPO, with Westfield Carindale, Bulimba Creek and Belmont Bushland Reserve inside its boundaries.
Large, detached homes
At the 2021 Census, 88.7% of homes were separate houses, with an average of 3.8 bedrooms. Only 3.7% were flats or apartments.
Owned for the long haul
45.5% of homes were owned outright and 36.1% with a mortgage. Just 14.8% were rented, and the median age was 43.
Energex supply
Energex owns and runs the poles and wires here, part of a network serving close to 1.6 million homes and businesses. For an outage, call 13 62 62.
Why bedrooms matter for smoke alarms
Queensland's rules put an interconnected photoelectric alarm in every bedroom, in the hallways joining bedrooms to the rest of the house, and on every storey. A four-bedroom split-level Carindale home can need more alarms than people expect, all linked so one sets off the rest.
The deadline for owner-occupied homes is 1 January 2027. If the existing alarms are hardwired, the new ones must be too, and an electrician has to fit them. The smoke alarm checker helps you count what you'll need.
The board that came with the house
A switchboard from the late 1970s or 1980s may have circuit breakers but only one safety switch, or none on the lighting. Air conditioning in every bedroom, a pool pump, solar and an induction cooktop all add load it wasn't designed for. That's usually when an upgrade makes sense, and it's worth doing before the next big appliance rather than after.
On Energex's network, the basic home solar connection allows up to 10 kVA of inverter capacity and 5 kW of export per phase, so ask the electrician to size the board with that in mind.
What we'd do in a Carindale house
We'd count the bedrooms and storeys, get the smoke alarms sorted well before 2027, and have the switchboard checked in the same visit. If solar or a battery is on the wish list, say so then, so the board's sized once.
