Water near anything electrical
Don't walk through water that may be touching live power points or cords. If you can reach the main switch from somewhere dry, turn it off. Call the SES on 132 500 for flood help, and don't turn power back on until a licensed electrician has checked every wet circuit and appliance.
Mordialloc's flood history and housing
A creek with a history
Bad floods in 1934 led to an artificial blockage of Mordialloc Creek. Before the Patterson River drain was dug in 1879, its water came from the Carrum Swamp.
Two flood overlays
Kingston Council applies the Land Subject to Inundation Overlay to major floods from an open watercourse, and the Special Building Overlay to major floods along overland flow paths. Melbourne Water is involved in both.
More townhouses than houses
At the 2021 Census, 45.6% of Mordialloc's homes were semi-detached, row, terrace or townhouses and 39.8% were separate houses. 40.6% were owned with a mortgage and 29.6% were rented.
Old brick veneer and a newer estate
Early housing here is mostly modest brick veneer, with bigger houses along Beach Road. Over 400 dwellings went up between 2001 and 2006, mostly on the former Epsom Training Track.
United Energy supply
There's a Mordialloc zone substation on United Energy's network, and United Energy built its Keysborough zone substation in 2014-15 partly to take load off it. Network faults: 13 20 99.
What Mordialloc homes most often need
Checks after water. Wet power points, a flooded garage or water in a meter box all need testing before they're used again. An electrician dries, tests and replaces what's damaged, and gives you a Certificate of Electrical Safety for the work.
Outdoor and low-level circuits. On flood-prone ground it's worth having safety switches on every circuit, and asking where new outdoor power points and garden lighting should sit.
Townhouse boards. The Epsom estate homes are newer, with modern boards. The older brick veneer houses are more likely to need a switchboard upgrade when you add air conditioning or an EV charger.
If our house were near the creek
We'd find out if the property sits in either Kingston flood overlay, then ask an electrician to look at what's low: the switchboard, outdoor points and anything in the garage. Moving one or two things higher during a renovation is far easier than replacing them after a flood.
