Sandgate's homes and weather

A town before a suburb

Land became available in 1853, the borough was proclaimed in 1880 and the 1882 railway sped up building. Sandgate joined the City of Brisbane in 1925.

1920s estates

In December 1920, 33 building sites in the Nashville Heights Estate near Sandgate Central Station went to auction.

Older residents, more flats

Sandgate's median age was 49 at the 2021 Census, and 24.3% of its homes were flats or apartments.

Right on the bay

Sandgate faces Bramble Bay. In the 31 October 2020 storms, gusts over 100 km/h were recorded around Moreton Bay.

Character rules

Brisbane's planning scheme protects houses substantially built in 1946 or earlier through its Traditional building character overlay, so older homes here tend to be renovated rather than replaced.

Jobs to expect in Sandgate

Old wiring in old houses. Timber homes that predate the war have often had circuits added room by room. An electrician who works on older homes tests what's there and tells you what's safe to keep.

Smoke alarms that all sound together. Queensland's deadline for interconnected photoelectric alarms in every home is 1 January 2027. In a two-storey house, that means an alarm on each storey as well as in every bedroom and the hallways between.

Lighting and power that suit how you live now. With an older population, brighter lighting on stairs and paths and power points at a comfortable height are worth thinking about during any renovation.

After a storm off the bay. If the line to the house comes down, stay clear and call Energex on 13 19 62. Inside the house, an electrician checks anything water got into.

If it were our house in Sandgate

We'd book one inspection of the wiring and the board, and do the smoke alarms in the same visit. In an older house, that tells you what's urgent and what can wait.

Questions

Straight answers.

Can I swap my Sandgate smoke alarms myself?

Only if they're the wireless kind with a non-removable 10-year battery. If your current alarms are hardwired, Queensland says the replacements must be hardwired too, installed by a qualified electrician.

My unit's switchboard is shared with the block. Who do I call?

Talk to the body corporate or building manager first, since a shared board is normally theirs to look after. The circuits inside your own unit are work for your electrician.
